Below you will see a accounting of each subdivision (or condo) with listings in Lord Fairfax Manors. The list below is compiled from active listings today. This list is refreshed every few minutes to make sure that we're supplying fresh information that you may depend on. The data found below is taken directly from the Multiple Listing Service, so there are a few tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when in reality the spelling on a listing was changed.
Furthermore, there may be some disagreement as to what exactly a particular neighborhood is named. If there is just one character of difference between two entries this will be counted separately. So, if you really need to get a count, you have to consider all possible variations of the subdivision's name. Case in point, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there a different way to spell this particular subdivision?
Of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the property for rent?
This list does not cover rentals. So, it's possible that the sign you saw posted was for a rental property. Also, this list
only includes listings still for sale in Lord Fairfax Manors.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
For instance, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Not to mention, the MLS database does not permit us to list those listings in our count. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
In addition, sometimes that a listing is already
under contract when you spot the sign posted. Sold or under-contract notices don't go up instantly. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you might see a for sale sign up when a listing is not available.
Do you want prompt updates from a particular neighborhood?

You can arrange the neighborhoods by count or alphabetically.
The arrows at the header below are useful for sorting the communities. Nevertheless, when you organize by listing count, just remember the points above, because the count isn't 100% accurate. Still, the data is still useful.
