This list is refreshed often to ensure that Nesbitt Realty is supplying fresh tallies that you can count on. The information compiled below is taken directly from the MLS database, so there are some tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all put into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the listing was updated.
Also, there may be some dispute as to what exactly a particular community is called. If there is just one letter of difference between a couple of entries this will be tallied separately. So, when you really need to get a picture, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific neighborhood?
As a matter of course, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Therefore, it may be that the sign you saw was for a rental. Also, this tally
exclusively includes active listings in Harvest Ridge.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
By way of illustration, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. And, the MLS database does not permit Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon listings in a specific community, you'll have to email us directly.
Is the listing under-contract?
Also, from time to time that a listing is already
under contract when you see the sign posted. Under-contract signs aren't posted the moment a property settles. Also, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a sign up when a listing is not available.
