The list below is recalculated every 15 minutes or so to ensure that we're supplying timely tallies which you can count on. The information listed below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when in reality the spelling on a listing was changed.
Also, there may be some variances as to what exactly a particular community is called. If there is just one letter of difference between two entries this will be listed as different communities. Hence, when you really need to get a picture, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular subdivision?
Yes, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw posted was for a rental. In addition, this list
only includes listings on the market in Hahn Property.
Is the property coming soon?
An active listing is a property that is available and for sale. There are many properties which have a sign up that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to count those listings in our count. If you want to know about coming-soon real estate in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Also, from time to time that a listing is already sold or
under contract when you spot the for sale posted. Sold riders don't go up the second a contract is signed. In addition, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a sign posted when a property is not active.
Do you need prompt notices about listings from a specific subdivision?

You can sort the communities by number or alphabetically.
The arrows at the header below are useful for sorting the subdivisions. On the other hand, when you sort by number of active listings, just keep in mind the points above, because the number isn't completely true. Of course, the list is still pretty accurate.
