You should know that the names of subdivisions (or condominiums) compiled below were all put into the Multiple Listing Service by listing agents. And, there may be some variances as to what exactly a specific community is called. If there is even one character of difference between a couple of entries this will be tallied separately. So, if you really need to get a tally, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the listing for rent?
This tally does not include rental properties. So, it's possible that the sign you saw posted was for a rental property. In addition, this list

Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Also, the MLS database does not allow Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon listings in a particular subdivision, you'll have to talk to Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already
under contract when you spot the sign up. Under-contract signs don't go up the second a contract is signed. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a sign up when a listing is not active.
