Below you will see a list of each subdivision (or condo) with listings in Edsall Park. This list is compiled from listings currently available today. The list below is revised every 15 minutes or so to make sure that Nesbitt Realty is providing timely tallies that you can count on. The information listed below is pulled directly from the MLS database, so there are a couple of quirks to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all put into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a specific subdivision is called. If there is even one character of difference between a couple of entries this will be tallied as different communities. Hence, when you really want to get a picture, you should consider all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Yes, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rental properties. So, it may be that the sign you saw posted was for a rental property. Furthermore, this list
only includes listings still for sale in Edsall Park.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. And, the Multiple Listing Service does not allow us to include those properties in our count. If you want to know about coming-soon listings in a particular subdivision, you'll have to email us directly.
Is the property sold?
Also, sometimes that a listing is already
under contract when you spot the for sale up. Sold notices don't go up the second a contract is signed. In addition, it happens that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a property is not active.
