Listed below you will find a accounting of each subdivision (or condominium) with listings in Fairfax County. This list is compiled from active listings today. This list is revised often to make sure that we're supplying accurate data which you can count on. The information listed below is pulled directly from the MLS database, so there are some tips to be aware of.
You might spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) compiled below were all typed into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when actually the spelling on a listing was changed.
And, there may be some variances as to what exactly a particular community is called. If there is just one letter of difference between two entries this will be listed separately. Hence, if you really want to get a tally, you have to consider all the variations of the community's name. For example, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there a different name for this particular subdivision?
Certainly, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the property for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental. Not to mention, this tally
only includes listings on the market in Fairfax County.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
Case in point, from time to time a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our list. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact us directly.
Is the property sold?
Also, from time to time that a listing is already sold when you see the for sale up. Sold signs aren't posted the second a contract is signed. Furthermore, sometimes that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a for sale sign posted when a listing is not active.
Do you want timely updates from a specific subdivision?
If you want to be notified when a property is active in a specific neighborhood, just let us know. And, your agent can also give you specific information on a particular listing if you contact Nesbitt Realty directly. We have a real estate agent that can quickly find the information you need.
You can organize the list by count or alphabetically.
The arrows at the header below are useful for arranging the list. Nevertheless, when you organize by number of active listings, just keep in mind the tips above, because the count isn't always true. Of course, the list is still pretty accurate.
