Below you will see a list of every subdivision (or condominium) with listings in Mount Vernon. This list is compiled from listings currently available today. The list below is revised throughout the day (and night) to ensure that we're supplying accurate data which you can count on. The data listed below is taken directly from the MLS database, so there are a couple of quirks to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) collected below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some diffence of opinion as to what exactly a specific subdivision is called. If there is even one letter of difference between two entries this will be counted separately. Hence, when you really need to get a picture, you should consider all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there a different way to spell this particular subdivision?
Yes, for the reason stated above, try to you watch out for all typical variations of the name.
Is the property for lease?
This list does not include rental properties. So, it's possible that the sign you saw was for a rental property. Furthermore, this tally
only covers listings still for sale in Mount Vernon.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some listings that have a sign up that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. And, the MLS database does not allow Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact us directly.
Is the listing sold?
Also, sometimes that a listing is already sold when you spot the for sale up. Under-contract riders don't go up instantly. Also, it happens that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a sign posted when a property is not available.
Do you need regular updates from a specific community?
If you want to be notified when a listing is active in a specific community, just let us know. Furthermore, we can also give you specific information on a specific listing when you email Nesbitt Realty directly. We have a agent that can quickly find the information you want.
You can organize the communities by count or alphabetically.
The arrows at the header below are useful for arranging the list. Still, when you sort by tally, just remember the points above, because those tallies aren't 100% accurate. Still, the list is still pretty accurate.
