The tallies listed below is pulled directly from the MLS database, so there are a few tips to be aware of.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the spelling on a listing was changed.
And, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is even one character of difference between a couple of entries this will be listed as different communities. Thus, if you really want to get a tally, you should look at all possible variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this particular community?
Of course, for the reason stated above, try to you double-check all possible variations of the name.
Is the listing for lease?
This list does not cover rental properties. Hence, it's possible that the sign you saw was for a rental property. Furthermore, this tally
exclusively covers active listings in Mclean Village.
Is the property coming soon?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our tally. Is the property under-contract?
Also, from time to time that a listing is already sold when you see the sign up. Under-contract notices don't go up the moment a property settles. Also, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you might see a for sale sign posted when a listing is not available.
