Below you will see a list of each and every subdivision (or condo) with properties for sale in Grass Ridge. This list is compiled from listings currently available today. This list is refreshed every 15 minutes or so to make sure that we're supplying timely data that you may rely on. The tallies found below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) listed below were all typed into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when in reality the listing was updated.
Not to mention, there may be some disagreement as to what exactly a particular community is called. If there is even one letter of difference between a couple of entries this will be listed as different communities. So, when you really want to get a tally, you have to look at all the variations of the community's name. For instance, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different way to spell this specific neighborhood?
Naturally, for the reason stated above, try to you watch out for all typical variations of the name.
Is the listing for lease?
This tally does not include rental properties. So, it may be that the sign you saw posted was for a rental. And, this tally
only includes active listings in Grass Ridge.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. And, the Multiple Listing Service does not permit Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to reach out to us directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold when you spot the sign posted. Under-contract signs don't go up the second a contract is signed. Not to mention, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a listing is not available.

The arrows at the header below are useful for arranging the communities. But, when you arrange by number of active listings, just remember the points above, because the count isn't completely accurate. Still, the data is still useful.
