Below you will find a list of every subdivision (or condominium) with listings in Downscrest. The list below is compiled from listings currently available today. This list is updated often to ensure that Nesbitt Realty is providing timely tallies which you may rely on. The information collected below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the error was corrected.
Also, there may be some disagreement as to what exactly a particular subdivision is called. If there is even one character of difference between a couple of entries this will be listed as different communities. So, when you really want to get a tally, you should look at all possible variations of the community's name. By way of illustration, Midtown condominiums in Alexandria are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there a different name for this specific subdivision?
Naturally, for the reason stated above, make sure you double-check all typical variations of the name.
Is the property for rent?
This list does not include rentals. Therefore, it may be that the sign you saw posted was for a rental property. In addition, this list
only covers listings still for sale in Downscrest.
Is the property coming soon?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Also, the MLS database does not permit us to count those properties in our list. If you want to know about coming-soon real estate in a particular community, you'll have to get in touch with Nesbitt Realty directly.
Is the listing under-contract?
Furthermore, sometimes that a listing is already sold when you see the for sale up. Sold signs don't go up immediately. And, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a sign up when a listing is not active.
Do you need timely notices about listings from a particular subdivision?
If you would like to be notified when a property is active in a particular neighborhood, just let us know. In addition, we can also give you specific information on a specific listing when you email us directly. We have a agent that can quickly find the information you need.
You can organize the subdivisions by number or alphabetically.
The arrows at the header below are useful for organizing the communities. Still, when you organize by listing count, just remember the points above, because the count isn't 100% true. Of course, the list is still useful.
