Below you will see a list of every subdivision (or condominium) with real estate on the market in Patrician Woods. The list below is compiled from listings currently available today. The list below is revised every 15 minutes or so to make sure that we're providing accurate tallies which you may rely on. The data listed below is taken directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when really the listing was updated.
Furthermore, there may be some variances as to what exactly a particular community is named. If there is just one character of difference between two entries this will be tallied as different communities. So, when you really need to get a picture, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there a different way to spell this particular neighborhood?
As might be expected, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for lease?
This list does not cover rentals. Hence, it's possible that the sign you saw was for a rental property. Furthermore, this list
only includes listings still for sale in Patrician Woods.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some properties that have a sign posted that are not
active.
By way of illustration, sometimes a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. In addition, the MLS database does not allow us to list those properties in our count. If you want to know about coming-soon homes in a specific neighborhood, you'll have to talk to Nesbitt Realty directly.
Is the property sold?
And, sometimes that a listing is already sold or
under contract when you see the sign up. Sold or under-contract signs aren't posted the moment a property settles. Not to mention, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a property is not available.

The arrows at the header below are useful for sorting the list. But, when you organize by number of active listings, just keep in mind the tips above, because the number isn't always accurate. Still, the data is still pretty accurate.
