Are you trying to find real estate in a specific subdivision?

Listed below you will see a accounting of each and every subdivision (or condo) with listings in Fort Belvoir. The list below is compiled from listings currently available today. This list is revised throughout the day (and night) to make sure that Nesbitt Realty is supplying fresh data that you can depend on. The data collected below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to be aware of.

You may find a subdivision listed more than once.

You should know that the names of subdivisions (or condos) collected below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has been listed when really the error was corrected.

Not to mention, there may be some variances as to what exactly a particular neighborhood is called. If there is just one character of difference between a couple of entries this will be counted separately. Thus, if you really want to get a tally, you should look at all possible variations of the community's name. Case in point, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the subdivision isn't listed below."

Is there another name for this particular subdivision?
Naturally, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally only covers listings still for sale in Fort Belvoir.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not active. By way of illustration, from time to time a sign is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to list those properties in our count. If you want to know about coming-soon real estate in a specific community, you'll have to reach out to Nesbitt Realty directly.
Is the property sold?
Also, from time to time that a listing is already sold when you see the sign up. Under-contract notices don't go up immediately. And, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you may see a sign posted when a listing is not available.
