Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has sold when really the error was corrected.
And, there may be some dispute as to what exactly a specific community is called. If there is even one letter of difference between two entries this will be tallied separately. So, if you really need to get a tally, you have to look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Huntington are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Yes, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the property for lease?
This list does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental property. And, this list
only includes active listings in Clifton Ridge.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are some listings that have a sign up that are not
active.
Case in point, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not

And, it happens that a listing is already sold or
under contract when you see the sign posted. Sold signs aren't posted the moment a property settles. Also, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign up when a listing is not active.
