You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has been listed when in reality the error was corrected.
In addition, there may be some dispute as to what exactly a particular community is named. If there is even one character of difference between a couple of entries this will be tallied separately. Hence, if you really need to get a count, you have to look at all the variations of the community's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another way to spell this particular subdivision?
As a matter of course, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for rent?
This tally does not cover rental properties. So, it's possible that the sign you saw posted was for a rental property. In addition, this tally
exclusively covers active listings in Wakefield Chapel Estates.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not permit us to list those properties in our count. Is the listing under-contract?
Furthermore, it happens that a listing is already sold or
under contract when you see the sign posted. Sold riders aren't posted the moment a property settles. In addition, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a sign posted when a property is not active.
