Firstly that the names of subdivisions (or condos) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when really the spelling on a listing was changed.
In addition, there may be some dispute as to what exactly a specific neighborhood is named. If there is even one letter of difference between two entries this will be tallied separately. Hence, if you really need to get a picture, you have to look at all the variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular neighborhood?
Naturally, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for lease?
This list does not include rental properties. So, it's possible that the sign you saw was for a rental property. In addition, this list
exclusively includes active listings in Pinecrest.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign posted that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Also, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our count. If you want to know about coming-soon homes in a particular neighborhood, you'll have to talk to us directly.
Is the listing under-contract?
And, sometimes that a listing is already sold or
under contract when you spot the for sale up. Under-contract riders aren't posted immediately. Not to mention, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign up when a property is not active.
