Below you will see a list of every subdivision (or condo) with real estate on the market in Annandale Va. This list is compiled from active listings today. This list is revised throughout the day (and night) to ensure that we're supplying accurate tallies which you can count on. The tallies collected below is taken directly from the Multiple Listing Service, so there are a few tips to be aware of.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has been listed when actually the error was corrected.
And, there may be some dispute as to what exactly a particular community is named. If there is just one character of difference between two entries this will be counted as different communities. Hence, when you really need to get a count, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different name for this specific community?
Of course, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the property for lease?
This list does not cover rental properties. So, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only includes listings on the market in Annandale Va.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some listings which have a sign up that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Also, the MLS database does not allow us to count those listings in our list. If you want to know about coming-soon real estate in a particular community, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, it happens that a listing is already sold or
under contract when you see the sign posted. Sold or under-contract notices don't go up immediately. Also, it happens that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a for sale sign up when a property is not available.
Do you want prompt updates from a particular subdivision?
If you would like to be notified when a listing is available in a specific subdivision, just let us know. Also, we can also give you specific information on a particular property when you get in touch with Nesbitt Realty directly. Nesbitt Realty has a agent that can quickly find the information you want.
You can organize the neighborhoods by count or alphabetically.
The arrows at the header below are useful for arranging the list. But, when you arrange by listing count, just keep in mind the points above, because the number isn't 100% accurate. Of course, the data is still useful.
