You may find a school listed multiple times.
Firstly that the names of the schools found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction can make it appear that a new property is active when in reality the spelling of the school was changed.
Also, there may be some variances as to what exactly a specific school is called. If there is even one letter of difference between two entries this will be listed separately. Thus, if you really want to get a tally, you should look at all possible variations of the school's name.
You might ask: "I saw a for sale sign posted but the school district isn't listed below."
Perhaps, there is a different name for the specific school?
Naturally, for the reason stated above, make sure you double-check all possible variations of the spelling.
Consider the possibility that the listing is for rent.
This list
only includes listings currently on the sales market. In addition, this list does not include rental properties in Fairfax. Hence, it's possible that the sign you saw was for a rental property. An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
The listing might be coming soon.
For instance, sometimes a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Also, the MLS database does not permit Nesbitt Realty to include those listings in our tally. Possibly, the property has sold.
It happens that a listing is already sold or
under contract when you see the for sale posted. Sold riders aren't posted the moment a property settles. And, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign up when a listing is not available.
When a particular school district is not listed ...
