The list below is updated throughout the day (and night) to make sure that Nesbitt Realty is providing timely data which you can count on. The tallies found below is pulled directly from the Multiple Listing Service, so there are a couple of tips to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when actually the listing was updated.
And, there may be some diffence of opinion as to what exactly a particular neighborhood is called. If there is even one letter of difference between a couple of entries this will be counted as different communities. So, if you really need to get a picture, you have to consider all the variations of the community's name. For example, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this particular community?
As a matter of course, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the property for lease?
This tally does not include rental properties. Therefore, it's possible that the sign you saw was for a rental. Furthermore, this tally
exclusively includes listings still for sale in Prospect House.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Furthermore, the MLS database does not allow us to list those listings in our count. If you want to know about coming-soon real estate in a particular subdivision, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you spot the sign up. Under-contract signs aren't posted the second a contract is signed. In addition, from time to time that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you might see a sign posted when a listing is not active.
