You should know that the names of subdivisions (or condominiums) collected below were all put into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when in reality the spelling on a listing was changed.
Not to mention, there may be some disagreement as to what exactly a particular subdivision is named. If there is even one character of difference between a couple of entries this will be listed as different communities. Hence, when you really want to get a picture, you should consider all possible variations of the community's name. For example, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Definitely, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the property for rent?
This list does not include rental properties. So, it may be that the sign you saw posted was for a rental property. Not to mention, this list
exclusively includes listings on the market in Oakcrest.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign up that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Furthermore, the MLS database does not allow Nesbitt Realty to include those listings in our count. Is the property under-contract?
And, from time to time that a listing is already sold when you spot the sign up. Sold notices don't go up instantly. Also, from time to time that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign posted when a listing is not active.
