Below you will find a accounting of every subdivision (or condo) with listings in Atrium. This list is compiled from listings currently available today. This list is updated every 15 minutes or so to ensure that Nesbitt Realty is providing fresh data which you can depend on. The information listed below is pulled directly from the MLS database, so there are a couple of quirks to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) listed below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when in reality the listing was updated.
In addition, there may be some diffence of opinion as to what exactly a particular community is named. If there is just one character of difference between a couple of entries this will be counted separately. So, when you really need to get a tally, you have to consider all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there a different name for this specific community?
Definitely, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for rent?
This list does not include rental properties. So, it's possible that the sign you saw was for a rental property. Also, this tally
exclusively includes listings on the market in Atrium.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Furthermore, the MLS database does not permit us to count those properties in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to get in touch with Nesbitt Realty directly.
Is the property under-contract?
Furthermore, from time to time that a listing is already sold when you see the for sale posted. Sold or under-contract notices aren't posted immediately. In addition, it happens that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a for sale sign up when a listing is not active.
Do you need prompt updates from a specific neighborhood?
If you want to be notified when a listing is active in a particular community, just let us know. Furthermore, Nesbitt Realty can also give you specific information on a specific listing when you email us directly. We can provide a real estate pro that can quickly find the information you want.
You can organize the communities by count or alphabetically.
The arrows at the header below are useful for organizing the subdivisions. However, when you sort by number of active listings, just remember the points above, because the count isn't 100% true. Nevertheless, the list is still pretty accurate.
