Below you will find a list of each subdivision (or condominium) with listings in Alta Vista. The list below is compiled from listings currently available today. This list is recalculated often to make sure that Nesbitt Realty is providing accurate tallies that you can rely on. The data compiled below is taken directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all put into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when actually the spelling on a listing was changed.
In addition, there may be some dispute as to what exactly a specific neighborhood is called. If there is even one character of difference between a couple of entries this will be tallied separately. So, when you really need to get a tally, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't found below."
Is there a different way to spell this specific subdivision?
As a matter of course, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the listing for lease?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally
only covers active listings in Alta Vista.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some properties that have a sign posted that are not
active.
By way of illustration, sometimes a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. And, the MLS database does not permit us to include those listings in our tally. If you want to know about coming-soon real estate in a particular neighborhood, you'll have to reach out to Nesbitt Realty directly.
Is the property under-contract?
Not to mention, from time to time that a listing is already
under contract when you see the sign up. Under-contract notices don't go up the moment a property settles. And, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.
