You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) found below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has been listed when really the spelling on a listing was changed.
Furthermore, there may be some disagreement as to what exactly a specific neighborhood is named. If there is even one character of difference between a couple of entries this will be counted separately. So, if you really want to get a tally, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there another name for this specific subdivision?
Naturally, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental. Not to mention, this list
exclusively covers listings still for sale in City of Falls Church.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many listings that have a sign up that are not
active.
For instance, sometimes a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon.
