Below you will find a list of each and every subdivision (or condo) with real estate on the market in Fairfax County. The list below is compiled from active listings today. The list below is recalculated every 15 minutes or so to ensure that we're providing timely data which you can rely on. The data collected below is taken directly from the Multiple Listing Service, so there are a couple of tips to be aware of.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) listed below were all entered into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when in reality the spelling on a listing was changed.
Furthermore, there may be some disagreement as to what exactly a particular subdivision is called. If there is even one character of difference between a couple of entries this will be listed as different communities. Hence, if you really want to get a count, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there a different name for this specific community?
Certainly, for the reason stated above, try to you watch out for all typical variations of the name.
Is the property for rent?
This list does not cover rental properties. So, it may be that the sign you saw posted was for a rental property. Furthermore, this list
exclusively includes listings on the market in Fairfax County.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are many listings that have a sign posted that are not
active.
For instance, from time to time a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not permit Nesbitt Realty to list those properties in our tally. If you want to know about coming-soon real estate in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Furthermore, it happens that a listing is already
under contract when you see the for sale up. Sold signs don't go up the second a contract is signed. And, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a listing is not available.

The arrows at the header below are useful for sorting the neighborhoods. But even so, when you organize by number of active listings, just keep in mind the points above, because the count isn't 100% true. Of course, the list is still useful.
