Listed below you will see a list of every subdivision (or condo) with listings in Fairfax Station. The list below is compiled from active listings today. The list below is refreshed throughout the day (and night) to make sure that we're supplying accurate information which you may count on. The data listed below is taken directly from the MLS database, so there are a couple of quirks to keep in mind.

You may spot a subdivision listed more than once.

Firstly that the names of subdivisions (or condominiums) found below were all put into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the spelling on a listing was changed.

Also, there may be some dispute as to what exactly a particular subdivision is named. If there is just one letter of difference between a couple of entries this will be tallied separately. So, if you really need to get a picture, you should look at all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the community isn't listed below."

Is there another way to spell this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for lease?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. And, this tally only covers listings still for sale in Fairfax Station.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not active. For example, from time to time a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Not to mention, the Multiple Listing Service does not allow Nesbitt Realty to count those listings in our count. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact us directly.
Is the property sold?
Not to mention, from time to time that a listing is already sold when you spot the sign up. Under-contract notices aren't posted the second a contract is signed. And, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not active.
