Below you will see a list of each and every subdivision (or condominium) with real estate on the market in Shirlington. This list is compiled from active listings today. This list is revised every few minutes to ensure that Nesbitt Realty is supplying accurate tallies that you may rely on. The data found below is pulled directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when in reality the spelling on a listing was changed.
And, there may be some variances as to what exactly a particular neighborhood is called. If there is even one letter of difference between a couple of entries this will be listed as different communities. Thus, when you really want to get a tally, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums in Alexandria are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another way to spell this specific community?
Certainly, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw posted was for a rental. Not to mention, this list
only includes listings still for sale in Shirlington.
Is the property under-contract?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. And, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our tally. If you want to know about coming-soon homes in a specific community, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Not to mention, it happens that a listing is already
under contract when you spot the sign up. Under-contract signs don't go up the moment a property settles. Also, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign up when a property is not available.

You can sort the neighborhoods by count or alphabetically.
The arrows at the header below are useful for arranging the neighborhoods. Nevertheless, when you organize by listing count, just keep in mind the tips above, because the count isn't 100% accurate. Nevertheless, the list is still pretty accurate.
