You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) listed below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when really the error was corrected.
In addition, there may be some disagreement as to what exactly a particular neighborhood is called. If there is just one character of difference between a couple of entries this will be counted separately. Hence, if you really need to get a picture, you should look at all possible variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Certainly, for the reason stated above, make sure you look for all typical variations of the name.
Is the listing for lease?
This tally does not cover rental properties. So, it's possible that the sign you saw was for a rental. Also, this list
exclusively includes listings on the market in Shirlington.
Is the property not yet active?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Furthermore, the MLS database does not permit Nesbitt Realty to count those listings in our tally. Is the property under-contract?
And, sometimes that a listing is already
under contract when you see the for sale up. Sold notices aren't posted immediately. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a sign posted when a listing is not active.
