Listed below you will see a list of each subdivision (or condo) with listings in South Arlington. This list is compiled from listings currently available today. This list is updated throughout the day (and night) to ensure that Nesbitt Realty is providing fresh information which you may rely on. The information collected below is taken directly from the MLS database, so there are a few quirks to keep in mind.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) found below were all put into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when in reality the listing was updated.
And, there may be some dispute as to what exactly a specific subdivision is named. If there is just one letter of difference between two entries this will be listed as different communities. Thus, when you really need to get a tally, you have to look at all the variations of the community's name. For example, Midtown condominiums in Huntington are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular neighborhood?
As might be expected, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for lease?
This tally does not include rental properties. So, it may be that the sign you saw posted was for a rental property. In addition, this tally
exclusively covers listings still for sale in South Arlington.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign posted that are not
active.
For instance, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not permit Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to email us directly.
Is the property under-contract?
And, from time to time that a listing is already
under contract when you spot the for sale posted. Sold signs aren't posted immediately. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a sign up when a property is not active.
