Listed below you will see a list of each subdivision (or condo) with real estate on the market in South Arlington. This list is compiled from listings currently available today. This list is refreshed every 15 minutes or so to ensure that Nesbitt Realty is supplying timely tallies which you can depend on. The tallies collected below is taken directly from the MLS database, so there are some quirks to keep in mind.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) found below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when really the spelling on a listing was changed.
Also, there may be some variation as to what exactly a particular neighborhood is called. If there is even one character of difference between a couple of entries this will be tallied as different communities. Thus, if you really need to get a count, you have to consider all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't listed below."
Is there another name for this specific subdivision?
As a matter of course, for the reason stated above, try to you look for all possible variations of the name.
Is the listing for rent?
This tally does not cover rentals. So, it's possible that the sign you saw was for a rental. Not to mention, this list
exclusively includes active listings in South Arlington.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties which have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. And, the MLS database does not permit us to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold or
under contract when you spot the sign up. Sold riders don't go up the moment a property settles. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a listing is not active.

You can sort the communities by count or alphabetically.
The arrows at the header below are useful for arranging the neighborhoods. In contrast, when you sort by number of active listings, just keep in mind the tips above, because the count isn't always true. Nevertheless, the data is still pretty accurate.
