The data found below is taken directly from the Multiple Listing Service, so there are some quirks to be aware of.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when in reality the listing was updated.
Also, there may be some diffence of opinion as to what exactly a particular community is named. If there is even one character of difference between a couple of entries this will be listed separately. So, when you really want to get a count, you should look at all possible variations of the community's name. For instance, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there a different name for this specific subdivision?
Definitely, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the listing for lease?
This list does not cover rental properties. So, it's possible that the sign you saw was for a rental property. And, this list
exclusively covers active listings in North Arlington.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not
active.
By way of illustration, from time to time a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. And, the MLS database does not permit Nesbitt Realty to list those listings in our count. Is the listing under-contract?
Not to mention, sometimes that a listing is already sold or
under contract when you spot the sign up. Sold or under-contract riders don't go up the second a contract is signed. Also, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a listing is not active.
