You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the error was corrected.
And, there may be some variation as to what exactly a particular neighborhood is named. If there is just one character of difference between two entries this will be counted as different communities. Hence, if you really need to get a picture, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

As might be expected, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for rent?
This tally does not cover rental properties. Hence, it may be that the sign you saw posted was for a rental. In addition, this tally

Is the property in coming-soon status?

active.

Is the property under-contract?
Not to mention, sometimes that a listing is already
under contract when you see the sign up. Sold or under-contract notices don't go up the second a contract is signed. Furthermore, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign up when a listing is not available.
