If there is even one character of difference between two entries this will be tallied separately. So, if you really want to get a tally, you should consider all the variations of the subdivision's name. For example, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
