And, there may be some diffence of opinion as to what exactly a particular neighborhood is named. If there is just one letter of difference between a couple of entries this will be counted as different communities. So, when you really need to get a count, you should consider all the variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the community isn't listed below."

Is there a different way to spell this specific subdivision?
As a matter of course, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the listing for lease?
This list does not include rental properties. Therefore, it may be that the sign you saw was for a rental. In addition, this list exclusively includes active listings in Dale City.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not active. For example, from time to time a sign is up because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact us directly.
Is the property sold?
In addition, it happens that a listing is already under contract when you see the for sale posted. Sold or under-contract notices don't go up immediately.
