Listed below you will see a list of each and every subdivision (or condominium) with listings in Alexandria. The list below is compiled from active listings today. The list below is updated every few minutes to make sure that Nesbitt Realty is providing accurate information that you can rely on. The data listed below is pulled directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when in reality the listing was updated.
Also, there may be some dispute as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. Thus, if you really need to get a tally, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there another name for this specific neighborhood?
Definitely, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the property for rent?
This list does not include rentals. Hence, it's possible that the sign you saw was for a rental. And, this list
exclusively covers listings still for sale in Alexandria.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
By way of illustration, sometimes a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. In addition, the Multiple Listing Service does not allow Nesbitt Realty to list those properties in our tally. If you want to know about coming-soon listings in a particular community, you'll have to email us directly.
Is the listing under-contract?
Not to mention, from time to time that a listing is already
under contract when you spot the for sale up. Sold or under-contract notices aren't posted the moment a property settles. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a listing is not active.
Do you need regular notices about listings from a particular subdivision?
If you would like to be notified when a property is active in a specific neighborhood, just let us know. Also, Nesbitt Realty can also give you specific information on a specific property when you contact us directly. We can provide a Realtor that can quickly find the information you want.
You can sort the communities by number or alphabetically.
The arrows at the header below are useful for sorting the communities. Above all, when you organize by listing count, just keep in mind the points above, because the number isn't always accurate. Of course, the data is still useful.
