The list below is refreshed every 15 minutes or so to make sure that we're providing accurate data that you can count on. The tallies compiled below is taken directly from the MLS database, so there are a couple of quirks to keep in mind.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has sold when in reality the spelling on a listing was changed.
Also, there may be some dispute as to what exactly a particular neighborhood is named. If there is even one letter of difference between two entries this will be tallied separately. So, when you really want to get a tally, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Alexandria are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there another name for this particular community?
As might be expected, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental property. Furthermore, this tally
exclusively covers listings on the market in New Alexandria.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many properties which have a sign posted that are not
active.
By way of illustration, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the MLS database does not allow Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact us directly.
Is the property sold?
Also, it happens that a listing is already
under contract when you spot the for sale up. Sold or under-contract riders don't go up the moment a property settles. In addition, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a for sale sign up when a property is not available.
