Below you will see a accounting of every subdivision (or condominium) with listings in New Alexandria. This list is compiled from listings currently available today. The list below is updated every few minutes to make sure that Nesbitt Realty is providing accurate information which you may rely on. The data compiled below is pulled directly from the MLS database, so there are a few tips to be aware of.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the listing was updated.
Furthermore, there may be some variation as to what exactly a specific community is called. If there is just one letter of difference between two entries this will be counted separately. So, if you really need to get a count, you should look at all the variations of the community's name. Case in point, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't listed below."
Is there a different way to spell this specific community?
Of course, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the property for lease?
This tally does not include rental properties. So, it's possible that the sign you saw posted was for a rental property. Not to mention, this list
exclusively includes listings still for sale in New Alexandria.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are some properties which have a sign up that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Also, the Multiple Listing Service does not permit Nesbitt Realty to include those listings in our tally. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact us directly.
Is the property sold?
Not to mention, from time to time that a listing is already
under contract when you see the for sale posted. Sold or under-contract riders don't go up instantly. Also, it happens that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a listing is not available.
