You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condominium communities) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when actually the listing was updated.

And, there may be some variation as to what exactly a specific subdivision is called. If there is even one letter of difference between two entries this will be tallied separately. Thus, when you really want to get a count, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the community isn't found below."

Is there another way to spell this particular subdivision?
Definitely, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for rent?
This tally does not include rentals. Hence, it's possible that the sign you saw was for a rental property. Not to mention, this tally only covers listings on the market in Springfield.
Is the property coming soon?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign up that are not active. Case in point, from time to time a for sale is up because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Also, the MLS database does not allow Nesbitt Realty to include those listings in our count. Is the property under-contract?
Also, it happens that a listing is already sold or under contract when you spot the for sale posted. Sold or under-contract signs don't go up the moment a property settles. Furthermore, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.
