Below you will see a list of each and every subdivision (or condo) with listings in Springfield. The list below is compiled from listings currently available today. The list below is revised throughout the day (and night) to make sure that we're providing accurate data which you can depend on. The tallies found below is taken directly from the Multiple Listing Service, so there are some tips to keep in mind.

You might spot a subdivision listed more than once.

You should know that the names of subdivisions (or condominium communities) collected below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when in reality the spelling on a listing was changed.

Furthermore, there may be some dispute as to what exactly a particular community is named. If there is even one character of difference between two entries this will be counted separately. Hence, when you really need to get a count, you should consider all the variations of the subdivision's name. Case in point, Midtown condominiums in Alexandria are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the community isn't listed below."

Is there a different way to spell this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Hence, it's possible that the sign you saw posted was for a rental property. And, this list only includes listings on the market in Springfield.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not active. By way of illustration, sometimes a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to include those properties in our tally. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, it happens that a listing is already under contract when you see the for sale posted. Sold notices don't go up the moment a property settles. Not to mention, it happens that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign up when a listing is not active.
