This list is revised every few minutes to ensure that Nesbitt Realty is providing timely data which you may rely on. The information found below is pulled directly from the MLS database, so there are some tips to keep in mind.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the error was corrected.
In addition, there may be some variation as to what exactly a specific subdivision is called. If there is even one letter of difference between a couple of entries this will be counted as different communities. Thus, when you really want to get a count, you should consider all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there another way to spell this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for lease?
This list does not cover rental properties. Hence, it's possible that the sign you saw was for a rental property. Not to mention, this tally
only includes listings still for sale in Arlandria.
Is the property coming soon?
An active listing is a property that is available and for sale. There are many listings which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to contact us directly.
Is the property sold?
And, from time to time that a listing is already sold or
under contract when you see the for sale up. Sold or under-contract riders don't go up the moment a property settles. Not to mention, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign posted when a listing is not active.
