You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has sold when in reality the listing was updated.
Not to mention, there may be some variation as to what exactly a particular community is called. If there is even one letter of difference between a couple of entries this will be listed as different communities. So, when you really need to get a picture, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Naturally, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the listing for lease?
This tally does not include rentals. So, it may be that the sign you saw posted was for a rental. In addition, this list

Is the property under-contract?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.

under contract when you spot the for sale posted. Sold or under-contract signs don't go up immediately. And, from time to time that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a property is not active.
