Below you will find a list of each and every subdivision (or condominium) with listings in Herndon. This list is compiled from listings currently available today. This list is recalculated every 15 minutes or so to ensure that Nesbitt Realty is providing fresh tallies that you can count on. The data compiled below is taken directly from the MLS database, so there are some tips to keep in mind.

You might find a subdivision listed more than once.

You should know that the names of subdivisions (or condominium communities) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when really the listing was updated.

Not to mention, there may be some diffence of opinion as to what exactly a particular community is named. If there is just one character of difference between a couple of entries this will be listed as different communities. Hence, if you really want to get a count, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the community isn't found below."

Is there a different name for this particular subdivision?
Definitely, for the reason stated above, try to you look for all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rental properties. Hence, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally only covers listings on the market in Herndon.
Is the property under-contract?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign up that are not active. For example, from time to time a for sale is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. Also, the MLS database does not allow Nesbitt Realty to list those properties in our count. If you want to know about coming-soon listings in a particular subdivision, you'll have to email Nesbitt Realty directly.
Is the listing under-contract?
And, it happens that a listing is already sold or under contract when you spot the sign up. Under-contract signs aren't posted immediately. Also, it happens that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a property is not active.
