Listed below you will find a list of each and every subdivision (or condominium) with listings in Arlington. The list below is compiled from listings currently available today. The list below is updated every 15 minutes or so to make sure that Nesbitt Realty is providing fresh information that you can rely on. The information compiled below is pulled directly from the Multiple Listing Service, so there are a few tips to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condos) found below were all entered into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the spelling on a listing was changed.
And, there may be some dispute as to what exactly a specific neighborhood is named. If there is just one letter of difference between two entries this will be listed separately. So, when you really want to get a count, you should consider all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there another name for this specific subdivision?
Of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for lease?
This list does not include rental properties. So, it's possible that the sign you saw was for a rental property. Also, this list
only covers listings on the market in Arlington.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For instance, from time to time a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Also, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon real estate in a particular subdivision, you'll have to email us directly.
Is the listing under-contract?
In addition, it happens that a listing is already sold or
under contract when you see the sign up. Under-contract riders aren't posted the second a contract is signed. In addition, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a property is not available.
