Firstly that the names of subdivisions (or condominium communities) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when actually the listing was updated.
In addition, there may be some variances as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be listed as different communities. So, if you really want to get a count, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums in Huntington are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the property for lease?
This tally does not include rental properties. Therefore, it may be that the sign you saw was for a rental property. And, this tally
exclusively covers listings on the market in Del Ray.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Is the listing sold?
Not to mention, it happens that a listing is already
under contract when you see the for sale up. Sold or under-contract riders don't go up instantly. Also, from time to time that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign up when a listing is not active.
