This list is refreshed every few minutes to ensure that we're supplying timely tallies that you may rely on. The tallies listed below is taken directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when in reality the listing was updated.
Furthermore, there may be some variances as to what exactly a specific subdivision is called. If there is just one character of difference between a couple of entries this will be listed as different communities. Thus, if you really want to get a picture, you should consider all the variations of the subdivision's name. Case in point, Midtown condominiums near the Huntington Metro are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this specific subdivision?
Of course, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the listing for rent?
This list does not include rentals. Therefore, it may be that the sign you saw was for a rental property. And, this tally
only covers active listings in Ballston.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign up that are not
active.
By way of illustration, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Furthermore, the MLS database does not permit us to include those properties in our tally. If you want to know about coming-soon homes in a specific neighborhood, you'll have to reach out to Nesbitt Realty directly.
Is the listing under-contract?
Also, sometimes that a listing is already
under contract when you spot the sign up. Sold or under-contract notices don't go up the moment a property settles. Also, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a property is not active.
