You may spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condominiums) collected below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when in reality the listing was updated.

And, there may be some dispute as to what exactly a particular neighborhood is named. If there is just one character of difference between two entries this will be listed separately. Thus, if you really need to get a count, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the subdivision isn't listed below."

Is there another way to spell this specific subdivision?

Is the listing for rent?
This list does not include rentals. Hence, it's possible that the sign you saw was for a rental property. And, this list exclusively includes active listings in Port Republic.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are many listings that have a sign up that are not active. For example, from time to time a sign is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not allow Nesbitt Realty to list those properties in our tally.
