Are you trying to find listings in a particular neighborhood?

Below you will see a accounting of every subdivision (or condominium) with listings in Manassas Park. This list is compiled from listings currently available today. This list is updated throughout the day (and night) to ensure that Nesbitt Realty is providing accurate data which you may depend on. The data compiled below is taken directly from the Multiple Listing Service, so there are some quirks to keep in mind.

You may find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominiums) compiled below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when actually the spelling on a listing was changed.

Not to mention, there may be some variation as to what exactly a particular subdivision is named. If there is even one character of difference between a couple of entries this will be counted as different communities. Thus, if you really want to get a count, you have to look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the subdivision isn't found below."

Is there a different name for this specific community?
Of course, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the listing for rent?
This tally does not include rental properties. Therefore, it may be that the sign you saw was for a rental. In addition, this list only covers listings on the market in Manassas Park.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign posted that are not active. For instance, sometimes a sign is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our count. If you want to know about coming-soon listings in a specific community, you'll have to talk to us directly.
Is the listing under-contract?
And, sometimes that a listing is already sold when you spot the sign up. Sold notices aren't posted immediately. Not to mention, it happens that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign up when a property is not available.
