Listed below you will find a list of each subdivision (or condo) with real estate on the market in West Falls Church. The list below is compiled from active listings today. The list below is recalculated throughout the day (and night) to ensure that we're supplying accurate tallies which you can rely on. The data found below is pulled directly from the Multiple Listing Service, so there are some tips to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the error was corrected.
Furthermore, there may be some disagreement as to what exactly a specific community is named. If there is just one character of difference between a couple of entries this will be listed separately. Hence, when you really want to get a tally, you should consider all possible variations of the subdivision's name. By way of illustration, Midtown condominiums in Alexandria are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there another way to spell this specific neighborhood?
Certainly, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for rent?
This list does not include rentals. So, it may be that the sign you saw was for a rental. In addition, this tally
only includes listings on the market in West Falls Church.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some properties that have a sign up that are not
active.
By way of illustration, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not permit Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon homes in a specific community, you'll have to contact us directly.
Is the property sold?
Not to mention, it happens that a listing is already sold or
under contract when you spot the for sale up. Sold notices aren't posted the second a contract is signed. In addition, from time to time that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a listing is not active.
