Listed below you will see a accounting of each subdivision (or condo) with listings in West Falls Church. The list below is compiled from listings currently available today. The list below is refreshed often to make sure that Nesbitt Realty is supplying timely information that you can count on. The information listed below is taken directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when really the spelling on a listing was changed.
Also, there may be some diffence of opinion as to what exactly a specific community is called. If there is even one letter of difference between two entries this will be listed as different communities. Thus, if you really need to get a count, you have to look at all the variations of the community's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there a different name for this particular subdivision?
Of course, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the property for rent?
This tally does not include rental properties. Hence, it may be that the sign you saw posted was for a rental property. Not to mention, this list
exclusively includes active listings in West Falls Church.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some listings which have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Not to mention, the MLS database does not permit Nesbitt Realty to list those listings in our count. If you want to know about coming-soon homes in a particular neighborhood, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Furthermore, from time to time that a listing is already sold when you see the for sale up. Under-contract riders aren't posted the second a contract is signed. Furthermore, it happens that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you might see a sign posted when a property is not available.

You can arrange the neighborhoods by number or alphabetically.
The arrows at the header below are useful for arranging the list. Conversely, when you sort by number of active listings, just remember the tips above, because those tallies aren't always true. Of course, the list is still useful.
