Listed below you will see a accounting of every subdivision (or condominium) with listings in Falls Church. The list below is compiled from listings currently available today. This list is refreshed every 15 minutes or so to ensure that we're supplying fresh tallies which you can depend on. The tallies found below is taken directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some variances as to what exactly a specific neighborhood is called. If there is just one character of difference between two entries this will be listed separately. Hence, when you really want to get a count, you should look at all the variations of the community's name. For example, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there another way to spell this particular neighborhood?
Naturally, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. So, it may be that the sign you saw posted was for a rental property. Also, this list
exclusively covers active listings in Falls Church.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many properties that have a sign up that are not
active.
By way of illustration, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon real estate in a specific community, you'll have to email us directly.
Is the property under-contract?
Furthermore, sometimes that a listing is already sold or
under contract when you see the sign posted. Sold or under-contract riders don't go up instantly. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a property is not active.
