Are you seeking real estate in a particular subdivision?

Below you will see a list of each subdivision (or condominium) with listings in Dunn Loring. The list below is compiled from active listings today. The list below is revised often to make sure that Nesbitt Realty is supplying timely data that you can count on. The data listed below is taken directly from the MLS database, so there are some tips to keep in mind.

You might find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has sold when in reality the spelling on a listing was changed.

In addition, there may be some variation as to what exactly a specific neighborhood is called. If there is just one letter of difference between a couple of entries this will be tallied separately. So, if you really want to get a tally, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the subdivision isn't listed below."

Is there another name for this specific community?
As might be expected, for the reason stated above, make sure you look for all typical variations of the name.
Is the listing for lease?
This tally does not cover rentals. So, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally only covers listings still for sale in Dunn Loring.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some listings that have a sign up that are not active. For instance, from time to time a sign is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not allow us to list those listings in our count. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to email Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, sometimes that a listing is already sold when you see the sign posted. Under-contract riders aren't posted the moment a property settles. Furthermore, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign posted when a property is not active.

The arrows at the header below are useful for sorting the list. On the other hand, when you sort by tally, just remember the tips above, because those tallies aren't always accurate. Nevertheless, the data is still useful.
