Are you seeking homes in a specific neighborhood?

Below you will see a accounting of each and every subdivision (or condo) with listings in Falls Church. The list below is compiled from active listings today. The list below is recalculated often to make sure that we're providing timely tallies which you may rely on. The tallies listed below is taken directly from the MLS database, so there are a few quirks to be aware of.

You may spot a subdivision listed more than once.

Firstly that the names of subdivisions (or condominiums) listed below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the listing was updated.

And, there may be some dispute as to what exactly a particular neighborhood is named. If there is just one character of difference between a couple of entries this will be tallied as different communities. Hence, if you really need to get a count, you should look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't found below."

Is there a different name for this particular subdivision?
Of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Hence, it's possible that the sign you saw was for a rental. In addition, this list exclusively covers active listings in Falls Church.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not active. For example, from time to time a for sale is up because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. In addition, the MLS database does not permit us to list those listings in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the property sold?
In addition, sometimes that a listing is already sold or under contract when you spot the sign posted. Sold notices don't go up instantly. And, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a listing is not available.
